Trailside housing: eleven plans, 1,503 to 3,388 square feet, plus the Towns

The detached plan set at Trailside runs Harmony at 1,503 square feet, Chatham at 1,771, Muncie at 1,818, Fairfax at 1,961, Bellamy at 2,053, Cortland at 2,278, Stamford at 2,346, Henley at 2,600, Lyndurst at 2,904, Johnstown at 3,062 and Dayton at 3,388. Harmony is a three bedroom, two bath single level plan at the bottom of the range, and Dayton is a five bedroom, three and a-half bath two story at the top. Towns at Trailside is the attached two story product alongside it. D.R. Horton is the only builder, so there's no mixed vintage problem here at all, just a wide spread of plan sizes going up at the same time.

Pricing starts at $351,900 in the Tradition Series, with published plan starting prices running from the $352,000s into the $473,000s and quick move in homes listed between $369,900 and $439,900. Homesite count isn't published on the community page, so we don't quote one. What is published, and what tells you something about the lots, is that all four listed quick move in homes carry three car garages, including the 1,503 square foot Harmony. A three car garage on an entry price ranch points to wider lots than Harvest Park or Walker Farms, and a wider lot means the neighbor's wall is further off and shades less of your side elevation.

Trailside window profile: the plan name tells us the job

Expect 12 openings at the Harmony end and about 30 at the Dayton end, and expect us to know which before we knock. Eleven published plans make Trailside the only Whitestown community where the fenestration is genuinely calculable in advance, and that changes how the appointment runs: a Harmony measure is an hour, a Dayton with five bedrooms is not. The shapes are plain. Current D.R. Horton production runs rectangular units with a rear slider and the occasional entry transom, with no arched or palladian heads, because those were a 1995 to 2010 builder signature and 70 percent of Whitestown went up after 2010.

Two story great room glass shows up on the Johnstown and the Dayton and nowhere else in the plan set, and it's the one condition here that needs a decision rather than a product. A shade stacked at the top of a two story opening takes a bite out of the top of the view, so stack height goes into the finished height calculation before you approve a drawing, not after. There's no reachable cord at that height either, which pushes those openings toward motorization. Everywhere else at Trailside the returns are shallow and factory consistent, and the openings are square, so the inside mount question gets answered once per plan rather than once per opening.

What goes in a Trailside house, and what goes in a Towns unit

Trailside splits into three jobs that don't overlap much. There's the volume job, meaning 24 to 30 ordinary rectangular openings on a Lyndurst, Johnstown or Dayton where the product has to be consistent and affordable across the whole house. There's the two story great room on the largest two plans, which is a different conversation with a different budget. And there's Towns at Trailside, where party walls mean eight or ten openings carry everything. National ranges to plan against: custom treatments $250 to $2,600 per window, motorized $300 to $1,500 per window installed. It gets written against IC 24-5-11, which requires a written contract with scope, dates and total price on any Indiana residential job over $150.

Trailside amenities and the Hattie B. Stokes assignment

The community address is 6480 Flag Stop Drive, with Camarillo Drive and Nampa Drive inside it. The amenity package is the fullest in Whitestown: a clubhouse, a fitness center, an outdoor pool with a separate kids' pool, tennis and pickleball courts, a basketball court, bocce ball, community gardens and an outdoor fitness loop, with internal trails feeding the regional Big 4 Trail. Trailside is the only Whitestown community in our file assigned to Hattie B. Stokes Elementary for kindergarten through grade 5, then Lebanon Middle School for 6 through 8 and Lebanon High School for 9 through 12, all under Lebanon Community School Corporation. Not Perry Worth, which is where Cardinal Pointe and Edmonds Creek at Anson North go.
