The first question we ask is which Whitestown you're in, because one town name covers several different window conditions. Anson is a 1,700-acre Duke Realty master plan started in 2005 that stalled after 2008 and restarted in 2011, and it holds at least five separately platted residential communities on top of apartments and 180 senior living units. Clark Meadows sits at a $467,000 median with basements on 23 percent of its 255 houses. Manors at Clark Meadows, on the same street network, runs a $632,000 median with basements on all 81. Townhomes at Anson is 73 attached units in 12 buildings. Telling us you live in Anson doesn't tell us much yet, so we ask for the street and the plan name.

Anson is not one place

An interior unit at Townhomes at Anson has party walls on two elevations and roughly 8 to 14 openings. A house in Manors at Clark Meadows runs 28 to 38 with a finished lower level under all of them. Both carry the Anson name, both feed Boone Meadow Elementary, and they are nothing like the same job. We establish the component before we quote, because a $313,000 townhome median and a $632,000 Manors median are not two versions of one house.

Light gaps get a number

Inside mounts leak light at the edges and nobody enjoys finding that out after install. Lutron publishes 3/4 inch per side on its Roller 20/64 and a standard factory deduction of 1/16 inch per side, and units over 120 inches tall or past a 4:1 height to width ratio get larger gaps than that. On the two story great room glass in a Dayton plan at Trailside, that matters. You'll hear the number at the measure, and if it's unacceptable we'll price an outside mount instead.

Our Process

From Measure to Mount in Whitestown

Four steps, and none of them get rushed. Custom fabrication takes 2 to 5 weeks once you approve the order, which is the part people underestimate when they're closing on a Trailside or Edmonds Creek house and want the windows covered the week they move in. Indiana's Home Improvement Contract Act, IC 24-5-11, requires a written contract with a detailed scope, dates and a total price on any residential job over $150, so all of that is on paper before a single unit gets ordered. Depth decides the mount

Then we tell you what your reveal will actually take. Inside mount with a stated light gap, outside mount on brackets with a light blocking pocket, or a shallow stack product that fits where a deeper headrail won't. On the 14.3 percent of Whitestown built since 2020 that third option comes up a lot. Openness factor, roll direction and stack height get settled here too, because stack height eats the top of the glass and you should know how much before you sign.

Contract, then fabrication

You get a written contract with scope, dates and total price, which IC 24-5-11 requires on Indiana residential work over $150. Finished width and finished height are listed per opening with the factory deduction applied. Then fabrication runs 2 to 5 weeks. We record the dye lot on the order so a second phase at your Harvest Park or Walker Farms house can be matched later.

Install day and travel limits

Brackets go up first. Then every unit gets leveled and its operation checked before we leave the house. On motorized we set travel limits and handle pairing to the manufacturer's own remote or hub. Packaging leaves with us. At a 12-building community like Townhomes at Anson we'll usually finish a whole unit in one visit, since party walls hold the opening count to somewhere around 8 to 14.

Most people order bedrooms and baths first and take the great room and the two story glass in a second phase. If you do that, tell us, and we'll record the dye lot so phase two matches.
Yes, and it usually confirms good news. Arbor introduced Edmonds Creek at Anson North in December 2016 and it's in its final phase now, so the whole community is under ten years old and the openings are factory square. The reason we still check is that settlement runs forward here, not backward. A house framed last year moves through its first two heating seasons, and Zone 5A gives it a January average high of 36.1F to do it in. The other reason is the partial brick that Arbor includes as standard: on those elevations we measure the jamb, not the brick return, because the two aren't the same number.
We couldn't find one on record, and we won't tell you there is. Walker Farms does have an Architectural Committee and homeowners are bound by recorded CC&Rs, and Your HOA Community Management administers them, but the guideline document itself isn't published on the public site. Same story at every other Whitestown association we checked. So here's the practical route: request the current architectural guidelines from the management company, send us what comes back, and we'll design to it. If the answer is a white or off white street facing liner, that's a liner choice, not a product limit, and it costs you nothing in performance.
It doesn't change the quote, but it tells us which Whitestown we're driving to. The town is split: most of it is Lebanon Community Schools through Perry Worth or Hattie B. Stokes Elementary, while the Anson residential sections including Clark Meadows and Townhomes at Anson feed Boone Meadow Elementary and Zionsville West Middle. Edmonds Creek carries the Anson name and is Lebanon through Perry Worth, which surprises people constantly. Maple Grove is a third answer again, at Stonegate Elementary. Five neighborhoods, four elementary schools, one town. Give us the street and we'll know the housing type.
It changes the brief more than most people expect. BiltRite built custom rear load houses inside Anson with alley served garages, so the street elevation carries no garage door at all. That face is all living space and a full width porch, which means more street facing openings that need daytime privacy, not fewer. Top down bottom up cellular is the usual answer there: you keep daylight coming over the top while the lower half stays closed to the sidewalk. A light filtering fabric at a 3 percent openness factor does similar work on a roller if you'd rather keep the view.
Start with your opening count and multiply. Cardinal Pointe's 13 plans run 1,646 to 2,746 sq ft, which puts most of those houses at 14 to 24 openings. At the national custom range of $250 to $2,600 per window, that's roughly $3,500 at the low end of product on the smaller plans and well past $60,000 at the top. Interior plantation shutters carry their own national range of $175 to $800 per window. Those are national figures, not Indianapolis installed prices, and no local installed pricing is published anywhere. Most Whitestown jobs land in the lower third and get phased a floor at a time.
Usually yes, for a structural reason. There are 73 units in 12 buildings there, Ryland built them as one project and they sold out by 2016. On an interior unit the party walls remove two elevations outright, so you have glass on the front and the back and nowhere else, which is roughly 8 to 14 openings against 28 to 38 in a Manors at Clark Meadows house. An end unit runs about half again as many as an interior one. The other useful part: every unit in a building faces the same way, so one exposure assessment covers the building rather than the unit.
The Golf Club of Indiana is more than 175 acres with 15 water holes, and a ranch plan presenting a long, low, unbroken run of glass at open irrigated ground gets low angle sun early and late, plus reflection off standing water. Solar shades are the tool. Openness factor is the decision: 5 or 10 percent keeps more of the course visible, 1 or 3 percent cuts more glare and gives you more daytime privacy. Roll direction matters too, and it's worth knowing early that reverse roll isn't compatible with a fascia, so if you want the tube hidden we'll spec regular roll.
Phasing is fine. Matching later is the risk. Pulte opened 416 lots at Harvest Park in 2015 and framed the bulk of them between 2016 and 2020, so your window sizes repeat through the house and reordering the same size is easy. Fabric is the part that doesn't repeat. A run woven this spring and a run woven next spring can differ enough in a north room to notice, and that's a dye lot, not a defect. We record the dye lot on your order. If a second phase is likely, the cheapest insurance is ordering the whole fabric quantity at once and installing it in stages.
Not as well as people hope. The muggy season here runs May 25 to September 22, and hardwood slats take on moisture and give it back, which shows up as cupping and twist across a wide unit. Over a kitchen sink the steam is constant and that's the worst case. Faux wood behaves in exactly those rooms and carries the same national custom range of $250 to $2,600 per window. Composite shutters do the same job with a heavier look at $175 to $800 per window nationally. Keep hardwood for the dry front rooms, where on a 3,238 sq ft Maple Grove house it looks right against the existing trim.
Completely different, and it's the reason we never quote Whitestown off a template. About 111 units in town predate 1940, the remnant of the original railroad town from when the line reached here in 1851, against 58 units total from the entire 1980 to 1999 stretch. Those old openings are the only ones in Whitestown where you should expect out of square, deep plaster casing and sizes that match no chart. The three point measure earns its keep there. Inside mount is often available because the casing is genuinely deep, which is the opposite of the problem the new subdivisions have.
Motorization, in almost every case. Manors plans run 2,510 to 3,644 sq ft with a finished lower level, so a two story family room volume is common there and nobody wants a pole. Two things to know before you order. Stack height eats the top of the glass, so a shade that opens fully still parks a bundle several inches deep at the header and you should see that number before you sign. And Hunter Douglas puts PowerView battery life at about one year, which on an upper unit means a ladder once a year unless you hardwire it. Hardwiring is electrician work and is not in our quote.
Honestly, less than it is upstairs. On a ranch series plan every opening sits at single level head height and a step ladder reaches all of them, so the reach argument disappears. What's left is scheduling: an astronomical timer or a sun sensor closing the golf course elevation before the low afternoon sun arrives is real value on a house facing 175 acres of open ground. Motorized runs $300 to $1,500 per window installed as a national range, and Hunter Douglas states about a year of PowerView battery life, so budget for battery wands. Plenty of ranch owners motorize four openings and leave the rest on cordless lift.
The most predictable measure in Whitestown. M/I Homes built roughly 90 houses there from 2013 with only 11 lots left by late 2016, so it's one builder's catalog inside four years and the openings repeat hard. Typical house is about 3,238 sq ft with 20 to 28 openings. Two details that matter: 19 of the 90 homes are single story, so reach varies by plan rather than by street, and only 31 percent have basements, meaning most houses have no below grade tier to quote at all. Average lot is 0.26 acre, the largest of any finished Whitestown community, so your neighbor's house screens less than it would at Walker Farms.
Get it looked at before you replace it. Most lift failures on 2010s production stock are a cord lock, a clutch or a frayed lift cord, and a restring, a clutch swap or a chain tensioner comes in under the $250 per window floor of the national custom range. Walker Farms is 1,009 single family homes plus 70 villas from Beazer, so whatever failed on yours has usually failed on the same unit in the same room elsewhere in the community and we know the part. If the unit is a corded product with an accessible inner cord, we'll say so, since inner cord non compliance is a substantial product hazard under 16 CFR 1120.3 and replacement is the better call.
No, and anyone who does is guessing. Cardinal Estates is docket PC24-050-ZA, roughly 170.5 acres across four parcels at 7500 to 7990 South Wolfe Road, rezoned from agricultural to R3 in 2024-25 with Lennar Homes of Indiana as petitioner. Nothing is platted, no covenants are recorded, no association exists and no plans are published. R3 permits 1.75 to 3.00 dwellings per acre, which implies somewhere around 300 to 510 houses when it builds. Boone County publishes no parcel level record we can measure from either, so we'd rather come out after drywall is up and take real numbers than quote off a rendering.

Indiana Weather Affects Window Treatments Year Round

Indiana sees some of the most varied weather in the country. Whitestown homeowners live in IECC climate zone 5A, which carries a real cooling load in summer and a real heating load in winter. July averages a high near 85F, January averages a high near 36F with lows near 21F, and the muggy season runs from late May into late September. That is why the same window can be the hottest room in the house in July and the coldest in January.

Cellular earns both Whitestown seasons

DOE and Oak Ridge testing recorded cellular shades saving up to 20 percent of heating energy and up to 15 percent of total heating and cooling energy against a bare window. That finding lands hard on the 14.3 percent of Whitestown built since 2020, where the street trees are shorter than the houses and a January average low of 20.9F meets glass with nothing in front of it. A shallow stack cellular also happens to be the product most likely to fit a drywall return inside mount.

No canopy, and none coming

Whitestown's residential ground was row crops until recently, and the trees that exist were planted by builders 5 to 20 years ago. Edmonds Creek's published standard specification is a sodded front yard. Trailside is marketed on trails and community gardens rather than shade. Solar shades with a 3 or 5 percent openness factor are doing the work here that a mature canopy does in an older town, and they keep the view your lot was priced for.

Golf frontage is a glare problem

Cardinal Pointe sells golf course ranch homesites on the Golf Club of Indiana, which runs more than 175 acres with 15 water holes and championship tees over 7,000 yards. A single level house presenting a long, low, unbroken run of glass at open irrigated ground and standing water gets sustained low angle sun in the morning and again late in the day. That's an openness factor decision and a roll direction decision, not a fabric color decision.

UV is only part of fading

NFRC attributes roughly 40 to 60 percent of fading damage to ultraviolet light, with visible light and heat doing the rest. So a solar shade or a lined drapery slows fading on the hardwood floors that come standard in a lot of Whitestown production plans. It does not stop it, and anyone telling you otherwise is selling. On a west elevation with no tree in front of it, we'd rather set the expectation now.

The fabric itself passes essentially no light. What you'll still see is the perimeter. Lutron publishes an inside-mount light gap of about 3/4 inch per side on its Roller 20 and 64 shades, along with a standard factory deduction of 1/16 inch per side, and shades over 120 inches tall or past a 4:1 height-to-width ratio get larger gaps than that.

So if you need a genuinely dark bedroom, that gap has to be dealt with on purpose, either with side channels or by going outside mount. We tell you which one your opening can carry while we're still standing in the room.

The residential sections feed Boone Meadow Elementary and Zionsville West Middle while most of Whitestown attends Lebanon Community Schools. Two different houses share this name. Clark Meadows at Anson runs 255 homes with a median sold price of $467,000 and a 23 percent basement share. Manors at Clark Meadows is 81 homes on 53 acres with a $632,000 median and a basement under every one. Centex platted Section 1 at 61 lots and sold it out; Pulte built Section 2 across 110 acres and the Manors alongside it, so the two tiers went up at the same time rather than one after the other, Clark Meadows from 2013 to 2020 and the Manors from 2016 to 2019. Even the street names split: Crabapple Drive and Marigold Court in Clark Meadows, Hardwick, Brighton, Portchester and Chatsworth in the Manors. The community address is 5986 Meadowview Drive, three miles east of I-65, sharing an edge with Walker Park and Nature Trail, an 11-acre park with a playground and a fitness trail. What sets it apart is the ranch series: not a ranch option buried in a plan book, but a dedicated single level series with golf course ranch homesites sold as a distinct lot type. Association dues here bundle high speed internet and TV plus a social club membership to the 175-acre course, which nothing else in this file does. Houses come with a Ring Video Doorbell Pro and a smart thermostat as published standard inclusions. Nothing is platted, no product has been released and no association exists. The staff report notes that R3 development typically runs 1.75 to 3.00 dwelling units per acre, which across 170.5 acres implies somewhere between roughly 300 and 510 homes and would make Cardinal Estates one of the three largest subdivisions in Whitestown once built.
